Would You Work For 5%?

Learn more from the episode here: https://therealtyclassroom.com/podcast/would-you-work-for-5

Most real estate agents don’t understand that as independent contractors they can build a business that focuses on them as the owner/investor first and they should automatically pay themselves 5% off the top off each commission into a savings account that is then swept into an investment account that takes advantage of compound interest growth. Grow your discipline to think like the owner first

Your ideal client in real estate -- your "avatar" -- is absolutely critical. Why? Because once you narrow down that ideal client within a geographic range, it becomes much easier to use targeted marketing to attract those clients.

In this episode, I go over moving from simple demographics into psychographics, in order to really hone in on your avatar and market to that person. The purpose of marketing, after all, is to go out and find those people (avatars) who will help you to achieve your financial goals.

"Take care of people. As long as they all have a reason and there's a high level of motivation, those are the basic psychographics that I think can at least create a successful opportunity." - Danny Griffin

In this episode of the Realty Classroom Podcast, I argue that time management is a real issue. Two issues, actually. First, when you're a new real estate agent, you don't understand that this is a business and not a job. You don't know what to do. Second, once you start to figure out that it's a business, you suddenly have too much to do.

Those are real issues and I feel your pain, and I'm here to help. BUT... there's a point where time management becomes an excuse. When that voice in your head starts to hold you back, that's when I'm most likely to start to get ornery with you, which is what happens in this podcast.

"We're hearing a piece of advice from somebody who's got the lab coat on, like the Doctor of Real Estate, and all of a sudden we assume that that's the answer. No! Think, people!" - Danny Griffin

➡ Time management solution 2: Execute & refine
➡ Recommendation: Learn about the Japanese business philosophy known as "kaizen"

Getting in face to face situations with buyers and sellers is a much better way to run a real estate business, in my experience, than chasing whimsical digital leads. It's critical! So, how do we think strategically in order to come up with the fastest way to get into face-to-face conversations? That's the main focus of this episode, so buckle up.

Just 30 minutes before I recorded this, I was in a presentation with two sellers who were highly emotional in that situation. I explain how this situation became incredibly powerful and empowering, because I was ready to help them as much as I could through strategic planning I had done beforehand.

"No agent 'owns' an area, by the way. Go look up what percentage of a marketplace any top producer controls. It's smaller than you think. A LOT smaller." -- Danny Griffin

In this episode, I once again approach a strategic way to run your real estate business. Get up above your business and view it as an assembly line, much like Henry Ford's approach to making cars that revolutionized the business world. Ford's raw materials were steel, rubber and so on.

As real estate professionals, our raw materials are people -- buyers, sellers and for Broker Owners, a third group which is agents. Those are your three avatars as we go through today's message on creating three individual funnels for them.

Listen for tips on how to get those funnels up and running as a repeatable, strategic way of running your real estate business.

In this episode I wanted to talk about how I simplified my own listing presentations (and why), and how you can do the same thing. If you haven't really thought about it in this way yet, here's an important point -- and let this sink in: Your listing presentation begins with your marketing.

And it doesn't matter what medium you use for your marketing, whether it's a YouTube video, Facebook post, direct mail or some other form. All of your marketing should tie into your "Seven Steps" method, so you are constantly educating the seller about the process. By the time you arrive at their home with this message, you've already done a listing presentation in chunks!

Topics on This Episode of the Realty Classroom Podcast:

➡ Give the sellers what they want in your marketing. Give away your best stuff for free.
➡ Also include what they need: Your guidance and insight through a complicated process. Let them know they need it.
➡ Why keeping your "Show & Tell" chunked up helps you win at the listing presentation.

In this episode, I talk about the skills that you need to develop that fit directly into the strategies that I've been sharing with you in previous shows. In the last episode, I talked about Marketing and Conversion strategies.

Here I share with real estate agents the skills that they must develop to effectively carry out those strategies.

For example, copywriting is one of the skills I recommend to improve your marketing. A copywriter spends their life thinking about their audience. Who is your ideal client? Once they figure that out, they craft the message of how they can help that person. Spoiler alert: When you think like a copywriter, you realize that the message is not about YOU!

So, join me for some great discussion on the skills you need to be a better and more strategic real estate agent.

Dec 23, 2019

The end of the year is a great time to sit down and think about the strategy for your business. Start from a strategic perspective: You have to have a plan.

I'm really big on simple plans. From a strategic standpoint, you don't operate on abstract theories. You have to sit down and observe this business. Watch top producers and see if there's a plan that they're using, so you can emulate that and start to understand how to run a successful business.

There are two driving forces in this business that I want to strategically simplify for you in this episode: Marketing and Conversion.

"Get rid of all these internet inquiries that are just whimsical, that are drowning you. And get serious about the buildup of your top 20 prospects, 10 buyers and 10 sellers, that you're serving." - Danny Griffin

  • How to Market in order: Market, Message, Media
  • How to Convert in order: Lead, Prospect, Client
  • Plus: Advice on trimming your leads down so that you are left with good leads!

Dec 12, 2019

This topic today is foundational to the work that I have used to improve my business. I learned from some really smart people over the years and I implore you: Please, copy what I do because the methods work!

I've taught for years that you need different perspectives to succeed in small business. Strategy and tactics are different perspectives for how you approach business. Many agents are very good at the tactical level, but fail to understand or analyze how their tactics fit within a strategic framework for their business.

In this podcast, I explain the difference between tactical and strategic visions for your business -- and how a strategic vision can be used to improve your tactics.

"The majority of my week now is spent thinking and asking myself, ‘Why am I doing these things and are they working to achieve the vision I have for my companies?’" - Danny Griffin

- The difference between tactical and strategical visions

Recognizing the buyer's and seller's Number 1 Fear is critical to your success in the real estate business. What is that fear?

In my experience, that Number 1 Fear which has a global effect on the industry is their fear of being taken advantage of. This is a fear that is very basic to humans. It's a primal fear that we developed a long time ago. Being taken advantage of back in the Stone Age meant you were probably going to get eaten!

Let's personalize that idea for the modern age: Have YOU ever been taken advantage of? Even if you're super-smart, you know this has happened to you and you know how you felt. In addition to the negative emotions, you probably want to get up and fight anytime you suspect that you're in that sitation again.

So, when you have a buyer or seller who gets triggered, it becomes "fight time" for them. More passive buyers and sellers won't fight -- they'll simply "go dark" on you. Buyers and sellers get emotional, accuse us of taking advantage of them, and then we start getting emotional... Logic simply goes out the window at that point.

In this episode, I'll unpack that Number 1 Fear of buyers and sellers plus go over ways to overcome it.

I talk to a lot of real estate agents who would love to be on social media, but they don't know where to start. It's overwhelming. A lot really active agents on social media have thousands of followers, but you might even not know where to start when it comes to content. Let's chunk it up and make it simpler in this episode of the Realty Classroom Podcast! Just as I did last week's episode on simplifying the real estate business, let's do it again with social media.

Understand that social media is a medium, upon which messages are placed. Here's Step One of simplifying social media: "Google" your own name. What do you find? Probably not much if you're brand new to this! You'll probably find a bunch of other people with your name, and not much related to yourself. If your name or your business' name is not online, wouldn't that be a great place to start?

Next, I go through a checklist of the major profiles that I recommend my coaching clients to have: Facebook, Instagram (perfect for realtors!), LinkedIn and YouTube. Once you have those established, it's time to start on your social media content -- which leads right into a discussion of "How to Do a Simple Market Update."

The key, as always, is to chunk the subject up and keep it simple, simple, simple!

In this episode of the Realty Classroom Podcast, I also discuss:

  • Google Your Business & Name – What Do You Find?
  • Check Your Major Profiles: Facebook, Instagram, LinkedIn &Youtube
  • Create Your Basic Content: Market Update
  • Create Your Tip Series
  • Add Your Just Listed & Just Sold
  • Be Consistent
