Getting in face to face situations with buyers and sellers is a much better way to run a real estate business, in my experience, than chasing whimsical digital leads. It's critical! So, how do we think strategically in order to come up with the fastest way to get into face-to-face conversations? That's the main focus of this episode, so buckle up.

Just 30 minutes before I recorded this, I was in a presentation with two sellers who were highly emotional in that situation. I explain how this situation became incredibly powerful and empowering, because I was ready to help them as much as I could through strategic planning I had done beforehand.

In this episode, I once again approach a strategic way to run your real estate business. Get up above your business and view it as an assembly line, much like Henry Ford's approach to making cars that revolutionized the business world. Ford's raw materials were steel, rubber and so on.

As real estate professionals, our raw materials are people -- buyers, sellers and for Broker Owners, a third group which is agents. Those are your three avatars as we go through today's message on creating three individual funnels for them.

In this episode I wanted to talk about how I simplified my own listing presentations (and why), and how you can do the same thing. If you haven't really thought about it in this way yet, here's an important point -- and let this sink in: Your listing presentation begins with your marketing.

And it doesn't matter what medium you use for your marketing, whether it's a YouTube video, Facebook post, direct mail or some other form. All of your marketing should tie into your "Seven Steps" method, so you are constantly educating the seller about the process. By the time you arrive at their home with this message, you've already done a listing presentation in chunks!

In this episode, I talk about the skills that you need to develop that fit directly into the strategies that I've been sharing with you in previous shows. In the last episode, I talked about Marketing and Conversion strategies.

Here I share with real estate agents the skills that they must develop to effectively carry out those strategies.

For example, copywriting is one of the skills I recommend to improve your marketing. A copywriter spends their life thinking about their audience. Who is your ideal client? Once they figure that out, they craft the message of how they can help that person. Spoiler alert: When you think like a copywriter, you realize that the message is not about YOU!
