One of Warren Buffet's sayings that is incredibly relevant to realtors right now is, "Only when the tide goes out do you discover who's swimming naked." This podcast was recorded during the COVID-19 outbreak of 2020, when a lot of business owners are suddenly "swimming naked." They're panicking because their business model was not built with the inevitable "next crisis" in mind.

Your ideal client in real estate -- your "avatar" -- is absolutely critical. Why? Because once you narrow down that ideal client within a geographic range, it becomes much easier to use targeted marketing to attract those clients.

In this episode, I go over moving from simple demographics into psychographics, in order to really hone in on your avatar and market to that person. The purpose of marketing, after all, is to go out and find those people (avatars) who will help you to achieve your financial goals.

In this episode of the Realty Classroom Podcast, I argue that time management is a real issue. Two issues, actually. First, when you're a new real estate agent, you don't understand that this is a business and not a job. You don't know what to do. Second, once you start to figure out that it's a business, you suddenly have too much to do.

Those are real issues and I feel your pain, and I'm here to help. BUT... there's a point where time management becomes an excuse. When that voice in your head starts to hold you back, that's when I'm most likely to start to get ornery with you, which is what happens in this podcast.

Getting in face to face situations with buyers and sellers is a much better way to run a real estate business, in my experience, than chasing whimsical digital leads. It's critical! So, how do we think strategically in order to come up with the fastest way to get into face-to-face conversations? That's the main focus of this episode, so buckle up.

Just 30 minutes before I recorded this, I was in a presentation with two sellers who were highly emotional in that situation. I explain how this situation became incredibly powerful and empowering, because I was ready to help them as much as I could through strategic planning I had done beforehand.

In this episode I wanted to talk about how I simplified my own listing presentations (and why), and how you can do the same thing. If you haven't really thought about it in this way yet, here's an important point -- and let this sink in: Your listing presentation begins with your marketing.

And it doesn't matter what medium you use for your marketing, whether it's a YouTube video, Facebook post, direct mail or some other form. All of your marketing should tie into your "Seven Steps" method, so you are constantly educating the seller about the process. By the time you arrive at their home with this message, you've already done a listing presentation in chunks!

For example, copywriting is one of the skills I recommend to improve your marketing. A copywriter spends their life thinking about their audience. Who is your ideal client? Once they figure that out, they craft the message of how they can help that person. Spoiler alert: When you think like a copywriter, you realize that the message is not about YOU!

The end of the year is a great time to sit down and think about the strategy for your business. Start from a strategic perspective: You have to have a plan.

I'm really big on simple plans. From a strategic standpoint, you don't operate on abstract theories. You have to sit down and observe this business. Watch top producers and see if there's a plan that they're using, so you can emulate that and start to understand how to run a successful business.

There are two driving forces in this business that I want to strategically simplify for you in this episode: Marketing and Conversion.

Recognizing the buyer's and seller's Number 1 Fear is critical to your success in the real estate business. What is that fear?

In my experience, that Number 1 Fear which has a global effect on the industry is their fear of being taken advantage of. This is a fear that is very basic to humans. It's a primal fear that we developed a long time ago. Being taken advantage of back in the Stone Age meant you were probably going to get eaten! 

Let's personalize that idea for the modern age: Have YOU ever been taken advantage of? Even if you're super-smart, you know this has happened to you and you know how you felt. In addition to the negative emotions, you probably want to get up and fight anytime you suspect that you're in that sitation again.

So, when you have a buyer or seller who gets triggered, it becomes "fight time" for them. More passive buyers and sellers won't fight -- they'll simply "go dark" on you. Buyers and sellers get emotional, accuse us of taking advantage of them, and then we start getting emotional... Logic simply goes out the window at that point.

In this episode, I'll unpack that Number 1 Fear of buyers and sellers plus go over ways to overcome it.

I talk to a lot of real estate agents who would love to be on social media, but they don't know where to start. It's overwhelming. A lot really active agents on social media have thousands of followers, but you might even not know where to start when it comes to content. Let's chunk it up and make it simpler in this episode of the Realty Classroom Podcast! Just as I did last week's episode on simplifying the real estate business, let's do it again with social media.

Understand that social media is a medium, upon which messages are placed. Here's Step One of simplifying social media: "Google" your own name. What do you find? Probably not much if you're brand new to this! You'll probably find a bunch of other people with your name, and not much related to yourself. If your name or your business' name is not online, wouldn't that be a great place to start?

Next, I go through a checklist of the major profiles that I recommend my coaching clients to have: Facebook, Instagram (perfect for realtors!), LinkedIn and YouTube. Once you have those established, it's time to start on your social media content -- which leads right into a discussion of "How to Do a Simple Market Update."

The key, as always, is to chunk the subject up and keep it simple, simple, simple!

How do you simplify the real estate process? It was so rewarding for me after a recent mastermind class when a top producer who he's known for more than 10 years said, "I finally get the simplification process!"

Your brain can shut down due to the complexities of the real estate business. It seems overwhelming. Running a small business is tough enough, let alone a real estate business. It's a huge financial transaction with many moving parts -- and people GO CRAZY. After 20 years of doing it and more than a decade teaching it, I want you to know that you can simplify real estate sales.

Whether you're a rookie or a top producer, I recommend pursuing the basics. Which basics? The Entrepreneur, who is the visionary; The Manager, who is the disciplinarian; and The Technician who executes. That's it! Those are the three concepts out of Michael Gerber's book that were such a big influence on Danny and can be for you as well.
